On Duffus Estate, every building tells a story. Some whisper quietly of agricultural roots and generations of hard-work, others speak more boldly of adaptation, renewal, and the future. Wester Unthank Farmhouse has been one such place. Now, we are proud to share the next chapter in its journey as it becomes Barley Bank.
Much-Loved Farmhouse
Set within the working landscape of the Estate, Wester Unthank Farmhouse stood for many years as a practical, much-loved farmhouse. Its walls have witnessed changing seasons, evolving farming practices, and the steady rhythm of rural life that continues to shape Duffus Estate today. Although time left its mark, the farmhouse remained a solid, characterful building, deserving of care, respect, and a renewed purpose.
We chose to refurbish the farmhouse with a simple but important principle: to preserve what makes it special, whilst adapting it thoughtfully for modern living. From the outset, the project was about balance. We wanted to honour the building’s agricultural heritage while creating a welcoming, comfortable place for guests to experience life on the Estate.
Original Details and Craftmanship
The refurbishment journey brought its share of challenges. As with many traditional rural buildings, uncovering the past often brings surprises. Original features were revealed, structural details required careful attention, and each stage demanded considered craftsmanship rather than quick solutions. Wherever possible, we retained and restored existing materials, keeping the farmhouse’s character at the heart of the project.
Inside, we reimagined the spaces to feel light, calm, and connected to the surrounding landscape. Windows frame views across fields and farmland, reminding guests that Barley Bank is very much part of a living, working Estate. Modern comforts have been introduced discreetly, ensuring the house is as practical as it is peaceful. While still retaining the warmth and authenticity that come from its history.
Agricultural Roots
The name Barley Bank reflects both the building’s agricultural roots and its setting within the wider Duffus Estate. It’s a quiet nod to the crops grown nearby and the land that continues to shape the character of this place. Just as the Estate has evolved over time, so too has this farmhouse, adapting to new uses while remaining grounded in its past.
For us, this refurbishment is about more than a single building. Instead, it reflects our ongoing commitment to caring for the Estate. Investing in its future, and finding sustainable ways to share it with others. By breathing new life into Wester Unthank Farmhouse, we can protect its fabric. We can celebrate its story, and invite guests to become part of it – even if just for a short while!
